r APR - 6 199 89 <br />� BOOK PAGE 24 <br />Conclusion <br />The request to rezone the subject property to RM -10 is consistent <br />with the comprehensive plan, meets all concurrency requirements, <br />will not negatively impact environmental quality, and is compatible <br />with the surrounding area. Not only does the subject property have <br />the necessary utilities and roadway access required by multiple - <br />family developments, but it is also accessible to other urban <br />services. Rezoning the subject property to RM -10 will simplify <br />zoning administration and eliminate potential use conflicts. As <br />proposed, the RM -10 zoning would provide an efficient use of both <br />land and public services. For these reasons, staff supports the <br />request. <br />Recommendation ° <br />Based on the analysis performed, staff recommends that the Board of <br />County Commissioners rezone the subject property from RS -6 to RM - <br />10. <br />The Chairman opened the public hearing and asked if anyone <br />wished to be heard in this matter. There being none, he closed the <br />public hearing. <br />ON MOTION by Commissioner Adams, SECONDED by <br />Commissioner Tippin, the Board unanimously adopted <br />Ordinance 93-121 amending the zoning ordinance and <br />the accompanying zoning map from RS -6 to RM -10 for <br />the property generally located on the north side of <br />47th Street between 35th Avenue and 38th Court, as <br />recommended by staff. <br />ORDINANCE NO. 93- 12 <br />AN ORDINANCE OF INDIAN RIVER COUNTY, FLORIDA, AMENDING THE <br />ZONING ORDINANCE AND THE ACCOMPANYING ZONING MAP FROM RS -6 TO <br />RM -10, -FOR THE PROPERTY GENERALLY LOCATED ON THE NORTH SIDE OF <br />47TH STREET, BETWEEN 35TH AVENUE AND 38TH COURT, AND DESCRIBED <br />HEREIN, AND PROVIDING FOR EFFECTIVE DATE. <br />WHEREAS, the Planning and Zoning Commission, sitting as the <br />local planning agency on such matters, has held a public hearing <br />and subsequently, <br />made a recommendation regarding this rezoning <br />request; and <br />WHEREAS, the Board of County Commissioners of Indian River <br />County, Florida, did publish and send its Notice of Intent to <br />rezone the hereinafter described property; and <br />46 <br />
