Paddock Request to <br />Rezone Approximately 4 acres from A-1 to RM -6 <br />(RZON 93-02-0066) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of April 13, 1993. <br />DESCRIPTION AND CONDITIONS <br />This is a request to rezone approximately 4 acres of property <br />located north of the town of Indian River Shores and south of the <br />Sea Oaks subdivision. The request involves rezoning the subject <br />property from A-10, Agricultural District (up to 1 unit/5 acres) to <br />_ RM -6, Multiple -Family Residential District (up to 6 units/acre). <br />The subject property consists of two legal parcels of record. The <br />northern parcel, owned by Donald G. Paddock, is approximately 3.5 <br />acres in size and contains a single-family home. The southern <br />parcel, owned by Michael Joseph Skiscim, is approximately half an <br />acre. <br />Mr. Skiscim, who is presently in the process of building a single- <br />family home on his portion of the subject property, initiated this <br />request to take advantage of the smaller setbacks allowed by RM -6 <br />zoning. For RM -6 zoned areas, required setbacks are 25 feet in the <br />front and rear, and 10 feet on the sides. In A-1 areas, required <br />setbacks are 30 feet in the front, rear, and sides. With the <br />smaller RM -6 setbacks, applicants have larger building envelopes <br />and more flexibility in locating structures. <br />Mr. Paddock agreed to include his parcel in the rezoning request to <br />create a larger tract which abuts property currently zoned RM -6. <br />On March 25, 1993, the Planning and Zoning Commission voted 7-0 to <br />recommend that the Board of County Commissioners approve this <br />request to rezone the subject property to RM -6. <br />Existing Land Use Pattern <br />The subject property is zoned A-1. Although land has been cleared <br />for each house, a large portion of the subject property is <br />uncleared. Property to the south and east of the subject property <br />is zoned A-1, and contains mostly groves with a small amount of <br />uncleared land. The property to the north is zoned RM -6 and is <br />uncleared. To the west of the subject property is Jungle Trail and <br />the Indian River Lagoon. 24 <br />
