McCoy, AICPAen%t <br />k <br />Senior Planner, Cur Development <br />DATE: April 51 1993 <br />BOOK 89 NCE 2.97 <br />SUBJECT: Grand Harbor's Request for Final Plat Approval for St. <br />David's Island Phase III, Grand Harbor Plat 11 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of April 13, 1993. <br />DESCRIPTION AND CONDITIONS: <br />St. David's Island Phase III is a plat of a 3.75 acre parcel of <br />land located at the west end of St. David's Island. St. David's <br />Island is located in the center of the overall Grand Harbor <br />development. The final plat will create 18 single family lots at <br />a net density of 4.8 units per acre. <br />On January 12, 1989.1the Planning and Zoning Commission granted <br />preliminary PRD approval to construct 90 townhouse units within St. <br />David's Island. Subsequently, 55 townhouse units were built in <br />Phase I and II of St. David's Island. On June 12, 1992jthedeveloper received approval to modify the PRD plans for Phase III <br />to construct 18 single family units. The net result of the <br />approved plan modification reduced the overall number of units in <br />St. David's Island from 90 to 73 units. The developer, GHA Harbor <br />Ltd., through its agent Masteller and Moler, Inc. is now requesting <br />final plat approval for Phase III of St. David's Island, and has <br />submitted the following: <br />1. A plat in conformance with the approved, modified preliminary <br />PRD plans; and <br />2. A certificate <br />improvements. <br />ANALYSIS: <br />of completion for all required subdivision <br />The required subdivision improvements have been completed by the <br />developer, and a certificate of completion has been issued by the <br />Public Works Department. A warranty and maintenance agreement and <br />bond are not required, since the only publicly dedicated <br />improvements are utilities which have been warranted separately. <br />The developer has complied with the appropriate requirements to <br />obtain final plat approval. <br />2 <br />
