Is Request for Special <br />Exception Use Approval and Conceptual Site Plan Approval <br />to Expand A Place of Worship [AA-93-04-013/IRC #92120088- <br />002] <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of May 11, 1993. <br />DESCRIPTION AND CONDITIONS: <br />Faith United Fellowship, Inc., represented by Pastor Hine, has <br />submitted an application for a conceptual site plan and special <br />exception use -approval to expand the existing place of worship at <br />186 27th Avenue. The site is located within a RS -6 zoning <br />district, which requires the granting of special exception use <br />approval for expansion of a place of worship. <br />The proposed plan for phased expansion is conceptual in nature and <br />is not an approval for construction. If the special exception use <br />and corresponding conceptual plan are approved, "final" site plan <br />approval will be required prior to actual site development. Such <br />site plans may be submitted and approved for various project <br />phases. <br />At its regular meeting of April 8, 1993, the Planning and Zoning <br />Commission unanimously recommended that the Board of County <br />Commissioners grant special exception use and conceptual plan <br />approval. The Board of County Commissioners is now to consider the <br />granting of an approval, approval with conditions, or denial of the <br />special exception use request. Pursuant to Section 971.05 of the <br />land 'development regulations '(LDRs), the Board of County <br />Commissioners is to weigh the appropriateness of the requested use <br />for the subject property and surrounding areas. The Board may <br />grant approval and attach any conditions and safeguards deemed <br />appropriate to mitigate impacts and to ensure compatibility of the <br />use with the surrounding area. <br />ANALYSIS: <br />1. Zoning Classification: RS -6, Single Family Residential (up to <br />6 units per acre) <br />2. Land Use Designation: L-2, Low Density 2 (up to 6 units per <br />acre) <br />26 <br />
