Traffic Circulation: The conceptual plan proposes to continue <br />using the existing 1st Place driveway for access. Internal <br />vehicular circulation has been reviewed by Traffic Engineering <br />and received conceptual approval, subject to a more detailed <br />submittal with subsequent site plan requests. <br />9. Stormwater Management: The Public Works Department has <br />approved the conceptual drainage system for the proposed <br />project. The final drainage plan design, as required by the <br />Stormwater Management and Flood Protection LDRs, will be <br />determined during the subsequent site plan review and approval <br />process. <br />10. Landscaping: The applicant has demonstrated that the proposed <br />conceptual plan provides for the dimensional and spatial <br />requirements necessary to accommodate sufficient landscape and <br />buffering requirements to comply with county regulations. <br />11. Utilities: County water is available to service the project <br />and connection will be mandated for future site plan approvals <br />for construction. At this time, county wastewater service is <br />not available to the project. Future site plan approvals will <br />require a Developers Agreement to be executed with County <br />Utilities in regards to future wastewater service. Such' an <br />agreement will require the applicant to connect to wastewater <br />service when it becomes available. <br />12. Environmental Issues: Environmental planning staff has <br />determined that there are no environmental issues relevant to <br />this application. <br />13. Health and Rehabilitative Services (HRS): <br />Health has no objection to approval of this <br />plan.
