BOOK 89 rnF 5 <br />MAY 18 W3 5 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of May 18, 1993. <br />DESCRIPTION AND CONDITIONS: <br />Preservation Pointes Phase I is the first 18 lots of a two phase, <br />34 lot subdivision within the boundaries of Timber Ridge, a planned <br />residential development (PRD). The 9.41 acre site lies along the <br />north end of Timber Ridge Trail and is immediately south of the <br />western portion of Dixie Gardens Subdivision. The subject property <br />is zoned RM -61 Multi -Family Residential (up to 6 units per acre), <br />and has a land use designation of L-21 Low Density Residential (up <br />to 6 units per acre) . The proposed density for the project is 3.61 <br />units per acre. <br />On October 8, 1992) the Planning and Zoning Commission granted <br />preliminary plat approval of Preservation Pointes Phase I and Phase <br />II, and a land development permit waiver for Phase I was <br />subsequently issued. The subject "Phase I" plat includes the 18 <br />Phase I lots, the future Phase II tract, and a preservation tract <br />which includes wetlands and native upland set-aside area. The <br />"Phase II" tract will be replatted into lots at a future date. <br />The developer, Andrew Mustapick, is now requesting final plat <br />approval, and has submitted the following: <br />1. A plat in conformance with the originally approved preliminary <br />plat, and <br />2. A certificate of completion for all required subdivision <br />improvements consistent with the Timber Ridge PRD. <br />ANALYSIS: <br />The requested plat improvements for Phase I have been completed by <br />the developer. A 6 foot opaque buffer feature along the northern <br />boundary of the Phase I lots, as shown on the approved preliminary <br />plans, will be constructed prior to the issuance of a Certificate <br />.of Occupancy (C.O.) for residences along the Phase I northern <br />boundary. <br />A certificate of completion has been issued by the Public Works <br />Department for required subdivision improvements. A warranty and <br />maintenance agreement and bond are not required. The developer has <br />complied with the appropriate requirements to obtain final plat <br />approval. <br />RECOMMENDATION: <br />Staff recommends that the Board of County Commissioners grant final <br />plat approval for the Preservation Pointes Phase I plat. <br />ON MOTION by Commissioner Eggert, SECONDED by <br />Commissioner Tippin, the Board unanimously granted <br />final plat approval for the Preservation Pointes <br />Phase I plat, as recommended by staff. <br />18 <br />
