McCoy, AICP��Yik <br />Senior Planner, Current Development <br />DATE: May 12, 1993 <br />SUBJECT: Indian River Country Club Ltd.'s Request for Conceptual <br />and Preliminary Planned Development Approval for a 13.69 <br />Acre Addition to Indian River Country Club <br />It is requested that the data -herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of May 25, 1993. <br />PROPOSED DEVELOPMENT AND LOCATION BACKGROUND: <br />Urban Resource Group has submitted an application for conceptual <br />and preliminary planned development approval on behalf of Indian <br />River Country Club Ltd. The applicant's request is to amend the <br />existing, approved conceptual and preliminary PD plan by adding <br />13.69 acres to the overall PD project area. The 13.69 acre <br />addition is located at the southeast corner of the project along <br />the Lateral J canal on property owned by General Development <br />Utilities (see attachment #2). The site is surplus property that <br />is adjacent to the General Development Utilities wastewater <br />treatment plant facility. The proposed 13.69 acre addition will be <br />used to expand the PD project golf course. There will be no <br />residential units within the 13.69 acres and no residential units <br />added within the existing project as a result of adding the 13.69 <br />acres. The entire 13.69 acres will be dedicated to golf course use <br />and related facilities. - <br />Pursuant to Section 971.05 of the LDRs, the Board of County <br />Commissioners is to consider the appropriateness of the requested <br />use based on the submitted PD plan and the suitability of the site <br />for that use. The Board may approve, approve with conditions or <br />deny the special exception use and may attach any conditions and <br />safeguards necessary to mitigate impacts and to ensure <br />compatibility of the use with the surrounding area. <br />The approval steps in the PD process are as follows: <br />Approval Needed Reviewing Body <br />1.
