If the 13.69 acre addition is approved, the <br />applicant will seek a land development permit to construct the golf <br />course and associated improvements. In regards to the original <br />project area, Phase I (golf course phase) of the Indian River <br />Country Club application has been approved through step 2 of the <br />process. <br />At its March 25, 1993 meeting, the Planning and Zoning Commission <br />voted unanimously to grant the applicant's request for preliminary <br />PD approval for the 13.69 acre addition, contingent upon special <br />exception use approval by the Board of County Commissioners. The <br />Planning and Zoning Commission also recommended that the Board of <br />County Commissioners approve the special exception use request. If <br />the Board of County Commissioners approves -the conceptual special <br />exception PD, then the preliminary PD approval will become <br />effective. <br />ANALYSIS: <br />1. Size of Development Area: <br />Previously Approved Total PD Project Area: 231.96 acres <br />Proposed PD Project Addition: 13.69 acres <br />Total: 245.65 acres <br />2. Zoning Classification: <br />RM -6, Residential Multi -Family District (up to 6 units per <br />acre) <br />RS -6, Residential Single Family District (up to 6 units per <br />acre) <br />3. Land Use Designation: L-2, Low Density 2 (up to 6 units per <br />acre) <br />4. Density Approved: 1.29 units/acre (overall) <br />Proposed: 1.22 units/acre (overall) <br />S. Building Area: None proposed <br />6. Total Impervious Area: None proposed <br />7. open Space: Required: 408 <br />Proposed: 1008 <br />S. Traffic Circulation: There will be no vehicular access to <br />this part of the project. -- <br />9. Stormwater Management: The conceptual stormwater plan has <br />been reviewed and approved 'by the Public Works Department. <br />The Public Works Department will perform a detailed drainage <br />review when the land development permit for this project area <br />is submitted. In accordance with PD requirements, project <br />construction cannot commence until the land development permit <br />is issued. <br />10. Utilities: This portion of the project will not require any <br />utility services. The overall project will be serviced by <br />General Development Utilities. <br />11. Dedications and Improvements: None are required for the 13.69 <br />acre addition. <br />12. Development Schedule: If the 13.69 acre addition is approved, <br />then the Phase I plan will be automatically modified to <br />include the 13.69 acre addition, and the addition_ will be <br />incorporated into the construction of the golf course. <br />74 <br />
