13. Concurrency: There are no concurrency requirements for the <br />13.69 acre addition, since no increase in the intensity of the <br />development is proposed. <br />14.. Environmental Issues: The 13.69 acre addition contains no <br />native upland habitat or wetlands. Therefore, there are no <br />environmental regulation issues related to site development. <br />15. Surrounding Land Use and Zoning: <br />North: Indian River Country Club/RM-6 <br />South: General Development Utilities Site/RS-6 <br />East: Vacant/RS-6 <br />West: General Development Utilities Site/RS-6 <br />RECOMMENDATION: <br />Based on the analysis performed, staff recommends that the Board of <br />County Commissioners approve the applicant's request for special <br />exception and conceptual PD plan approval for the project addition. <br />The Chairman opened the public hearing and asked if anyone <br />wished to be heard in this matter.
