JUN 15 1993 BOOK <br />DESCRIPTION AND CONDITIONS <br />89 Pk�',FR9.17 -1 <br />This is a request to rezone approximately 2.09 acres from IL, Light <br />Industrial DistrictI to CHI Heavy Commercial District. The subject <br />property is located at the northwest corner of C.R. 510 and the <br />F.E.C. railroad tracks, and is owned by Dorothy L. Walker. The <br />purpose of this request is to secure the necessary zoning to <br />develop a portion of the site for used car sales. <br />On May 13, 1993 the Planning and Zoning Commission voted 6-0 to <br />recommend that the Board of County Commissioners approve this <br />request to rezone the subject property to CH. <br />Existina Land Use Pattern <br />The subject property is zoned ILI Light Industrial District. <br />Currently, the subject property contains several non -conforming <br />uses including four permanent residencesF four mobile homesF and <br />two miscellaneous buildings. The land to the north and west of the <br />subject property is also zoned IL. Except for an auto repair shop <br />on the adjacent parcel along C.R. 510t this is vacant uncleared <br />land. The F.E.C. railroad tracks abut the subject property on the <br />east. The GRW Citrus Packinghouse is east of the railroad tracks. <br />This area is zoned CGI General Commercial District. To the south <br />of the subject propertyr across C.R. 510, land is zoned CHI Heavy <br />Commercial DistrictI and contains the Graves Brothers citrus <br />packinghouse. I <br />Future Land Use Pattern <br />The subject property and all surrounding properties are currently <br />designated C/Ir Commercial/Industrial, on the future land use map. <br />Environment <br />The subject Propprty's natural condition has been disturbed by <br />development. No wetlands or native upland plant communities exist <br />on site. According to flood insurance rating mapst the subject <br />property does not include any flood hazard areas. <br />Utilities and Services <br />The site is within the Urban Service Area of the county; however, <br />water lines do not extend to the site. Wastewater service is <br />available to the site from the North County Wastewater Plant. <br />Transportation System <br />The property has access to C.R. 510, which is classified as an <br />urban principal arterial roadway on the future roadway thoroughfare <br />plan map. This segment of C.R. 510 is a 2 -lane paved road with <br />approximately 80 feet of existing public road right-of-way. No <br />expansion of this segment of C.R. 510 is programmed. <br />Zoning District Differences <br />There are many similarities and some differences between the IL <br />zoning district and the CH zoning district proposed for the site. <br />These similarities and differences are best illustrated by the <br />respective Purpose statements of the two districts.
