Besides these characteristicar accessibility is <br />also important for CH uses such as wholesale trade,, warehouses,, <br />contractor trades, and other allowed uses. With respect to this <br />property,, the referenced roadways provide that accessibility. <br />Additionally,, the CH district is intended to provide support <br />services to other commercial and industrial uses. Since the site <br />is surrounded by commercial and industrial zoning districts, <br />including CH *zoning to the south,, the opportunities to provide <br />these services are increased. For these reasonss, the CH zoning <br />district is appropriate for the subject property. <br />Conclusion <br />The requested zoning is compatible with the surrounding area,, <br />consistent with the goalso objectives, and policies of the <br />comprehensive plan,, and meets all applicable concurrency criteria. <br />The subject property is located in an area deemed suitable for <br />commercial uses, and the request meets all applicable criteria. <br />Staff Supports the request. <br />Recommendation <br />Both staff and the Planning and Zoning Commission recommend that <br />the Board of County Commissioners approve this request to rezone <br />the subject property from IL to CH. <br />The Chairman opened the public hearing and asked if anyone <br />wished to be heard in this matter. There being none, he closed the <br />public hearing. <br />ON MOTION by Commissioner Adams, SECONDED by <br />Commissioner Eggert, the Board unanimously (4-0, <br />Chairman Bird being absent) adopted Ordinance 93-26, <br />amending the zoning ordinance and the accompanying <br />zoning map from IL to CH, for the property generally <br />located at the northwest corner of Ck-510 and the <br />F.E.C. railroad tracks, as recommended by staff. <br />32 <br />-1 <br />
