This tract contains groves,, scattered <br />single-family residences, and a daycare center. <br />a 360 acres alona the north side of 26th Street from 90th Avenue <br />to 74th Avenue and along the west side of 74th Avenue from <br />26th Street to 33rd Street. This tract is developed solely <br />with citrus groves. <br />0 400 acres along the east side of 82nd Avenue between 16th <br />Htreet and 5th Street S.W. From 16th Street to 12th Street <br />this tract is largely cleared and contains several single- <br />family residences. The rest of the tract is developed with <br />citrus groves except for the county sod farm and some pasture <br />south of 4th Street. <br />0 760 acres along both sides of 9th Street S.W. from 58th Avenue <br />To- 74th Avenue and alona the west side of 58th Avenue between <br />9th Street S.W. and 4th Street. This tract is developed <br />solely with citrus groves. <br />The remaining 1200 acre tract. Along the south side of 16th <br />Street from 74th Avenue to approximately one-quarter mile east <br />of 66th Avenue this tract contains groves and some single - <br />f amily residences. The "Ul-shaped portion of this tract <br />f ormed by the remaining land along the south side of 16th <br />Street# the west side of 58th Avenue, and the north side of <br />8th Street contains a mixture of vacant cleared land, woods, <br />and single-family residences. Along both sides of 12th <br />Street, except for within one-quarter mile of 58th Avenue,, <br />citrus groves are planted. The land along the west side of <br />66th Avenue from Sth Street to 4th Street is also developed <br />with citrus groves and several single-family homes. The <br />remainder of this tract along the south side of 4th street <br />contains several single-family homes west of 66th Avenue,, <br />vacant cleared land, and citrus groves. <br />ANALYSIS AND ALTERNATIVES <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of: <br />• concurrency of public facilities; <br />• compatibility with the surrounding area; <br />consistency with the comprehensive plan; <br />• potential impact on environmental quality; <br />• need for USA expansion and land use redesignation; and <br />• alternatives. <br />Concurrency of Public Facilities <br />The comprehensive plan establishes standards for: Transportation, <br />Potable Waters Wastewater, Solid Waste# Drainage and Recreation <br />(Future Land Use Policy 3. 1). The adequate provision of these <br />services is necessary to ensure the continued quality of life <br />enjoyed by the community. The comprehensive plan and land <br />development regulations also require that new development be <br />reviewed to ensure that the minimum acceptable standards for these <br />services and facilities are maintained. <br />M M M <br />
