Keatin , A <br />Community De/ve''lo men irector <br />THROUGH: Stan Boling;,' AICP <br />Planning Director <br />FROM: Eric Blad e' <br />Staff Planner, Current Development <br />DATE: August 10, 1993, <br />SUBJECT: St. Augustine of Canterbury Episcopal Church Request for <br />Special Exception Use Approval for Expansion of a Place <br />of Worship <br />AA-93-09-096/IRC #93060035-003 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of August 17, 1993. <br />DESCRIPTION AND CONDITIONS: <br />Mosby and Associates, Inc., on behalf of the St. Augustine of <br />Canterbury Episcopal Church, has submitted an application for <br />administrative site plan approval and special exception use <br />approval to expand an existing place of worship located at 475 43rd <br />Avenue. The proposed expansion consists of a 990 square foot <br />building addition and a detached 3' X 10' columbarium (a vault with <br />niches for cinerary urns) . Since the site is located within an RS - <br />3 zoning district, special exception use approval must be granted <br />for the expansion. <br />At its regular meeting of July 22, 1993, the Planning and Zoning <br />Commission voted to recommend that the Board of County <br />Commissioners grant the special exception use request with the <br />conditions stated in this report (see attachment #4). The Board <br />Of County Commissioners is now to consider and grant approval, <br />grant approval with conditions, or deny the special exception use <br />request. Pursuant to Section 971.05 of the LDRs, the Board of <br />County Commissioners is to consider the appropriateness of the <br />requested use for the subject site and surrounding area. The <br />County may attach any conditions and safeguards necessary to <br />mitigate impacts and to ensure compatibility of the use with the <br />surrounding area. <br />Staff has reviewed the submitted proposal and has granted <br />administrative site plan approval subject to Board approval of the <br />special exception use request. Therefore, the administrative <br />approval will become effective when the Board of County <br />Commissioners approves the special -exception use request. <br />22 <br />
