McCoy, AICP.��#% <br />Senior Planner, Current Development <br />DATE: August 30, 1993 <br />SUBJECT: GHA,-Harbor Ltd.'s Request for Final Plat Approval for <br />Phase II of the Harbor Village Planned Development to be <br />Known as Harbor Village Phase II, Grand Harbor Plat 13 <br />It is requested that the data herein presented be given formal <br />consideration.by the Board of County Commissioners at its regular <br />meeting of September 7, 1993. <br />DESCRIPTION AND CONDITIONS: <br />Harbor Village Phase II is a boundary plat of a 7.11 acre parcel <br />located in the northeast section of the overall Grand Harbor <br />development. The final plat will create one 7.11 acre parcel for <br />the purpose of building 8 condominium buildings, totaling 98 units. <br />One building on the site is presently under construction and <br />nearing completion. Final plat approval is required, before a <br />certificate of occupancy can be issued for the building. <br />On September 10, 1992, the Planning and Zoning Commission granted <br />preliminary PD approval for the Harbor Villages II PD. A land <br />development permit was subsequently issued for the infrastructure <br />improvements. The developer, GHA, Harbor Ltd. through its agent <br />Masteller & Moler, Inc., is now requesting final plat approval, and <br />has submitted the following: <br />1. A final plat in conformance with the approved preliminary <br />plat. <br />ANALYSIS: <br />All required improvements <br />to the Phase II tract <br />improvements necessary to <br />controlled via the PD plan <br />by the developer on a <br />necessary to provide access and services <br />have been constructed.
