SEP 7 A93 <br />BooK90 FnF -351 <br />obtaining a C.O. for any building, the required improvements <br />necessary to serve the building will be constructed by the <br />developer. All of the required improvements in the development <br />will be private, except utilities, which will be dedicated and <br />warranted separately, prior to the issuance of a certificate of <br />occupancy for any given building. Since the provision of required <br />internal improvements will be controlled through the PD site plan <br />process, and since the required improvements necessary to provide <br />service to the tract have been constructed, the developer has <br />complied with the appropriate requirements to obtain final plat <br />approval for the tract. <br />RECOMMENDATION: <br />Staff recommends that the Board of County Commissioners grant final <br />plat approval for Harbor Villages Phase II. <br />ON MOTION by Commissioner Eggert, SECONDED by <br />Commissioner Adams, the Board unanimously approved <br />the final plat for Harbor Villages Phase II, as <br />recommended by staff. <br />I. Additional <br />right-of-way is needed to accomplish the project. The right-of-way <br />parcels are located on the north side of 41st Street. The owners <br />have agreed to sell and have executed the Contracts For Sale And <br />Purchase at the July 9, 1991 appraised values of $1,599 and $1,806. <br />There are no additional attorney's or Realtor's fees. <br />14 <br />
