McCoy, AICP <br />Senior Planner, Current Development <br />DATE: August 31, 1993 <br />SUBJECT: Disney Development Company's Request for Special <br />Exception Use and Conceptual PD Approval for a Lodging <br />Facility and Residential Resort to be Known as Florida <br />Beach --Resort <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of September 7, 1993. <br />PROPOSED DEVELOPMENT AND LOCATION BACKGROUND: <br />Urban Resource Group, Inc. has submitted an application for special <br />exception use and planned development approval on behalf of Disney <br />Development Company to construct a lodging facility and residential <br />resort project to be known as Florida Beach Resort. The subject <br />property consists of 70.54 acres and is generally located at the <br />southeast and southwest corners of the CR 510/SR A -1-A <br />intersection. The 17.74 acres immediately south of Wabasso Beach <br />Park are zoned CG (General Commercial), while the remainder of the <br />property on the east side of SR A -1-A and the property on the west <br />side of SR A -1-A are zoned RM -6 (see attachment 2). The project <br />will consist of a maximum of 580 lodging and residential resort <br />units as well as accessory uses. <br />Residential resorts are listed as special exception uses in the RM - <br />6 zoning district. Because residential resort units are proposed <br />on the RM -6 zoned portion of., the project, the applicant is required <br />to obtain special exception use approval. The applicant has <br />elected to pursue the project through the planned development <br />(P.D.) and special exception use approval process, and is now <br />requesting conceptual PD plan and special exception approval (see <br />step loo described below). <br />29 <br />BOOK �; {� =' 66 <br />
