2. <br />a. That no icons shall be permitted within the project's <br />.required buffer areas and that any icons visible from a <br />public right-of-way shall be considered a sign and shall <br />meet all county sign regulations. <br />b. That a below -grade (tunnel) pedestrian crossing of S.R. <br />A -1-A near the project's main entrance shall be a <br />required improvement. The below -grade crossing shall be <br />constructed prior to the issuance of a C.O. (Certificate <br />of Occupancy) for any unit or amenity located west of <br />S.R. A -1-A. Furthermore, the public works director is <br />authorized to require earlier construction of the tunnel <br />if he deems it necessary for the tunnel to be constructed <br />at the same time as the construction of any S.R. A -1-A <br />improvements. <br />c. That the applicant shall construct 8' wide bikeways along <br />the project's C.R. 510 frontage and the project's western <br />S.R. A -1-A frontage, and shall construct a 5' wide public <br />sidewalk along the project's eastern S.R. A -1-A frontage. <br />d. That via the final plat, the applicant shall grant to the <br />county a conservation easement over the required.native <br />upland set aside area. <br />e. That prior to approval of any preliminary PD plan, the <br />applicant shall submit an internal circulation. plan which <br />details radii information, and shall obtain from the <br />county traffic engineer approval of the detailed internal <br />circulation plan. <br />f. That_ prior to issuance of a project land development <br />permit for improvements on parcels A or B (beachside <br />parcels), the applicant shall obtain jurisdictional <br />agency approval of a habitat management plan or shall <br />obtain a letter from the agencies indicating that the <br />construction being permitted will not adversely affect <br />the habitat management plan area. The approved <br />management plan shall be implemented prior to the county <br />issuing a C.O. (Certificate of Occupancy) for any phase <br />which includes improvements within the habitat management <br />plan area. I <br />Grant the requested planned development waivers, with the <br />following conditions: <br />a. Any building or pavilion improvements proposed to <br />encroach into a Type "B" buffer area shall be the minimum <br />size necessary to achieve the structure's function as <br />approved by the community development director, -and that <br />between any such structures and S.R. A -1-A the <br />landscaping material required for the perimeter Type "B" <br />buffer shall be planted. <br />b. That prior to preliminary PD approval, the applicant <br />shall either obtain approval from the Traffic Engineering <br />Division and Emergency Management Department to reduce <br />roadway widths from 22' to 201, or shall submit <br />preliminary PD plans which meet the 22' roadway width <br />standard. <br />43 <br />L_SEP '� 1993 KOK 90 wl,F'3s9 <br />
