McCoy, AICP �O A <br />Senior Planner, Current Development <br />DATE: September 28, 1993 <br />SUBJECT: Final Plat Approval for Colonial Gardens, Phase 2, <br />Subdivision <br />SD -90-08-11 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of October 5, 1993. <br />DESCRIPTION AND CONDITIONS: <br />Colonial Gardens, Phase 2, Subdivision is a proposed 43 lot <br />residential subdivision of a 12.85 acre parcel of land located <br />north of 9th Street and one block west of Old Dixie Highway. The <br />subject property is zoned RS -6, Single -Family Residential up to 6 <br />units per acre and has an L-21 Low -Density Residential 2 (up to 6 <br />units per acre) land use designation. The proposed density for the <br />project is 3.35 units per acre. All roads, drainage, utilities <br />easements, and facilities are to be dedicated to the county. <br />At its regular meeting of June 28, 1990, the Planning and Zoning <br />Commission granted preliminary plat approval for Phase 2 of the <br />subdivision. Phase 1 was previously approved, and has now been <br />constructed and platted. Phase 2 has been constructed in <br />accordance with the land development permit issued for the project. <br />The owner, Vero Building Corporation, is now requesting final plat <br />approval and has submitted the following: <br />1. A final plat in conformance with the approved preliminary <br />plat. <br />2. A copy of the project -Certificate of Completion issued by the <br />Public Works Department. <br />3. A Warranty/Maintenance Agreement and Bill of Sale for the <br />performance of the completed, publicly dedicated improvements, <br />and a letter of credit to cover the warranty -period. <br />4. An Engineer's Certified Cost Estimate- for the constructed <br />required improvements (basis for -figuring the security amount <br />needed to guarantee the warranty/maintenance agreement). <br />`8 <br />BOOK �� `SGr <br />
