Chandler <br />County Administrator <br />D�IIION HEAD CONCURRENCE: <br />e'0 2me <br />obert M. eat n , AIOY <br />Community Developmen Director <br />THROUGH: Stan Boling, <br />Planning Director <br />FROM: Eric Blad/f <br />Staff Planner, Current Development <br />DATE: September 28, 1993 <br />SUBJECT: Final Plat Approval for Grand Harbor Plat 14 POD "I" <br />(Victoria Island) [PD-93-09-009/IRC #93040044-003] <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of October 5, 1993. <br />DESCRIPTION AND CONDITIONS: <br />Grand Harbor POD "I", known as Victoria Island, is a 97 lot <br />subdivision within the confines of the Grand Harbor planned <br />residential development. The 19.73 acre subdivision is located in <br />the vicinity of the western boundary of Grand Harbor (see <br />attachment 2). The subject property is zoned RM -6, Multi -Family <br />Residential (up to 6 units per acre) and has a land use designation <br />of M-1, Medium Density Residential (up to 8 units per acre). The <br />proposed density for the project is 4.9 units per acre. <br />On July 8, 1993, the Planning and Zoning Commission granted <br />preliminary PD plat approval for Victoria Island, and a land <br />development permit waiver was subsequently issued. The developer <br />is now requesting final plat approval and is proposing to "bond - <br />out" to guarantee construction of all required subdivision <br />improvements. <br />ANALYSIS: <br />The developer, Grand Harbor, Inc., is now requesting final plat <br />approval, and has submitted the following: <br />1. A plat in conformance with the originally approved preliminary <br />plat. <br />2. A contract for construction of all remaining required <br />improvements for Victoria Island. <br />3. <br />An Engineer's Certified Cost Estimate for the remaining <br />required improvements. _ <br />A Letter of Credit acceptable to the County Attorney's Office <br />to guarantee the construction contract. <br />11 <br />BOOK 90 rnu-t 680 <br />
