The requested zoning change would resolve any problems <br />associated with the split zoning. <br />For these reasons, the CG zoning district is appropriate for the <br />subject property. <br />Conclusion <br />The requested zoning is compatible with the surrounding area, <br />consistent with the goals, objectives, and policies of the <br />comprehensive plan, and meets all applicable concurrency criteria. <br />The subject property is located in an area deemed suitable for <br />commercial uses, and the request meets all applicable criteria. <br />Staff supports the request. <br />Recommendation <br />Staff recommends that the Board of County Commissioners approve <br />this request to rezone the subject property from IG to CG. <br />Community Development Director Bob Keating explained that this <br />parcel is the western portion of Luria's Plaza. The change will <br />make the zoning consistent with the actual uses of the property. <br />When staff's memorandum was prepared, there were two separate <br />parcels involved. However, the parcels have been unified and <br />today's request is to rezone a total of 8.2 acres instead of the <br />7.2 acres that was set forth in the memorandum. Vero Beach Holding <br />Corporation intends to enlarge the movie theater and make some <br />improvements on the property. Staff has been coordinating this <br />project with the City of Vero Beach because some of the land is <br />located within the city limits. <br />The Chairman opened the public hearing and asked if anyone <br />wished to be heard in this matter. There being none, he closed the <br />public hearing. <br />ON MOTION by Commissioner Tippin, SECONDED by <br />Commissioner Adams, the Board unanimously adopted <br />Ordinance 93-30, amending the zoning ordinance and <br />the accompanying zoning map from IG to CG, for the <br />property generally located on the east side of 10th <br />Avenue, etc., north of the intersection of 10th <br />Avenue and the F.E.C. railroad tracks, as <br />recommended by staff. <br />29 <br />OCT QOK 90 F'PGF. 804 <br />
