KdAtl4g, lffP <br />Community DevelopmerW Director <br />THROUGH: <br />Stan Boling,,AA�ICP <br />Planning Director <br />FROM: <br />Eric Blad & <br />Staff Planner, Current Development <br />DATE: <br />October 13, 1993 <br />SUBJECT: The Church of Jesus Christ of Latter -Day Saints' Request <br />Special Exception Use Approval for the Expansion of an <br />Existing Place of Worship <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of October 26, 1993. <br />DESCRIPTION AND CONDITIONS: <br />Carter Associates, Inc., on behalf of The Church of Jesus Christ of <br />Latter -Day Saints, has submitted an application for major site plan <br />and special exception use approval to expand an existing place of <br />worship. The proposed expansion involves the construction of a <br />21859 square foot fellowship hall, additional parking, and <br />interconnecting walkways. The subject site is located at 3980 12th <br />Street, on the north side of 12th Street approximately 1/4 mile <br />east of 43rd Avenue. Since the site is located in the RS -6 zoning <br />district and since the proposal would expand the place of worship <br />use by more than 10%, special exception use approval must be <br />granted for the project. <br />At its regular meeting of September 23, 1993., the Planning and <br />Zoning Commission recommended that the Board of County <br />Commissioners grant the requested special exception use approval <br />with the condition stated at the end of this report. Also, the <br />Planning and Zoning Commission granted major site plan approval <br />subject to the Board of County Commissioners granting special <br />exception use approval. The Board of County Commissioners is now <br />to approve, approve with conditions, or deny the special exception <br />use request. Pursuant to section 971.05 of the LDRs, the Board of <br />County Commissioners is to consider the appropriateness of the <br />requested use for the subject site and the surrounding area. The <br />county may attach any conditions and safeguards necessary to <br />mitigate impacts and to ensure compatibility of the use with the <br />surrounding areas. <br />ANALYSIS: <br />1. <br />Zoning Classification: RS -6, Single -Family Residential (up to <br />6 units per acre) <br />MIJ <br />C¢� 21 199 aooK 90 Fa,- 8�1 <br />
