The <br />county traffic engineer has reviewed and approved the <br />vehicular circulation plan which includes continued use of the <br />existing driveway and a proposed parking lot addition. <br />10. Stormwater Management: The Public Works Department has <br />approved the proposed drainage plan for the additional area of <br />development on the site, and will issue a Type "A" stormwater <br />management permit. <br />11. Landscape Plan: The landscaping plan is in accordance with <br />Chapter 926 requirements, as well as the buffer requirements <br />applied to places of worship. Since the property is adjacent <br />to single-family residences, the required type "C" buffer <br />depicted along the boundaries must be field inspected and <br />approved by staff prior to the issuance of a Certificate of <br />Occupancy for the addition. <br />12. Off -Street Parking: Required: 70 spaces <br />Proposed: 89 spaces <br />13. Utilities: The site is currently serviced by a septic system, <br />and City of Vero Beach potable water. These utility <br />provisions have been approved by the City of Vero Beach <br />Department of Utility Services and the Environmental Health <br />Department. <br />14. Dedication & Improvements: According to the county's land <br />development regulations, 12th Street has a designated ultimate <br />right-of-way width of 100 feet. For the ultimate right-of-way <br />width to bei -met on 12th Street, 30 feet of additional right- <br />of-way will be needed from the subject site. The Public Works <br />Department, however, does not desire to purchase the <br />additional right-of-way at this time. The site plan <br />application proposes no additional improvements within the <br />ultimate 12th street right-of-way or the corresponding, <br />ultimate front yard setback from 12th Street.
