Irwin, Robert H. Irwin, and Peter Irwin <br />Request to Rezone Approximately 7.5 -acres from RS -6 to <br />RM -6 (RZON 93-07-0150) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of November 2, 1993. <br />DESCRIPTION AND CONDITIONS <br />This is a request to rezone approximately 7.5 acres of property <br />located on the east side of S.R. AlA, north of the Town of Indian <br />River Shores and south of the Grand Harbor Beach Club. The request <br />involves rezoning the subject property from RS -61 Single -Family <br />Residential District (up to 6 units/acre) to RM -6, Multiple -Family <br />Residential District (up to 6 units/acre). The owners of the <br />subject property, Susanne E., Robert H., and Peter Irwin, intend to <br />develop the site with multiple -family uses. <br />On September 9, 1993, the Planning and Zoning Commission voted 5-0 <br />to recommend that the Board of County Commissioners approve this <br />request to rezone the subject property to RM -6. <br />Existing Land Use Pattern <br />The subject property, zoned RS -6, is vacant uncleared land. The <br />property to the north and west is zoned RM -6 and is also vacant and <br />uncleared.. Land south of the site is within the Town of Indian <br />River Shores and contains the Baytree residential development. <br />This land is zoned R2A, Single-Family/Multiple-Family Residential <br />District (up to 3 units/acre), on the Town's zoning and future land <br />use map. The Atlantic Ocean is east of the subject property. <br />Future Land Use Pattern <br />The subject property and land to the north and west is designated <br />L-2, Low -Density Residential, on the County future land use map. <br />The L-2 designation permits residential densities up to six <br />units/acre. Land south of the site is within the Town of Indian <br />River Shores and is designated R2A, Single-Family/Multiple-Family <br />24 <br />
