L-2, Low -Density Residential 2 (up to 6 units/acre), and rezoning <br />the property from IL, Light Industrial District and A-1, <br />Agricultural District (up to 1 unit/5 acres) to RM -6, Multiple - <br />Family Residential District (up to 6 units/acre). <br />The purpose of this request is to allow the commercial development <br />of Subject Property 1. <br />On October 14, 1993, the Planning and Zoning Commission voted 5 to <br />0 to recommend the transmittal of the proposed land use amendment <br />request to the State Department of Community Affairs (DCA) for <br />their review. <br />Existing Land Use Pattern <br />- Subject Property 1 <br />Subject Property 1 and adjacent properties to the north, across <br />C.R. 510, and south are zoned,RM-6 and contain groves. To the east <br />is vacant land, also zoned RM -6. The vacant land to the west is <br />zoned CL, Limited Commercial District. <br />- Subject Property 2 <br />Except for a chain link fence near the property's south and west <br />boundaries, Subject Property 2 is a vacant, unused portion of an <br />approximately 15 acre parcel. A citrus packing house operates on <br />the remainder of the 15 acre parcel. Except for a small A-1 zoned <br />area in the southwest corner of the parcel, the entire parcel is <br />zoned IL. <br />South of the parcel is the Hobart Estates subdivision which <br />contains nine lots, three of which are developed with single-family <br />residences. Some portions of this subdivision are zoned A-1, while <br />others are zoned IL. <br />East of the parcel containing Subject Property 2, across the <br />railroad tracks and Old Dixie Highway, the land is zoned CL and <br />contains abandoned groves. Land to the north and west of Subject <br />Property 2 is zoned RM -6 and is undeveloped. The land to the north <br />is heavily wooded. <br />Future Land Use Pattern <br />-Subject Property 1 <br />Subject Property 1 and adjacent lands to the south and east are <br />designated M-1, Medium -Density Residential 1, on the county's <br />future land use map. The M-1 designation permits residential uses <br />with densities up to 8 units/acre. Land to the north, across C.R. <br />510, is designated L-2, Low -Density Residential 2, on the county's <br />future land use map. The L-2 designation permits residential uses <br />with densities up to 6 units/acre. Land to the west is designated <br />C/I, Commercial/ Industrial Node, which permits various commercial <br />and industrial zoning districts. <br />- Subject Property 2 <br />Subject Property 2 and properties <br />designated C/I.
