Kimatifit, Al <br />Community Develo men irector <br />THRU: Sasan Rohani, AICP S•iZi <br />Chief, Long -Range Planning <br />FROM: John Wachte,61/ <br />Staff Planner, Long -Range Planning <br />DATE: January 5, 1994 <br />RE: SABLE TRACE OF VERO BEACH, L.P., A GEORGIA LIMITED <br />PARTNERSHIP, REQUEST TO REZONE APPROXIMATELY 24 ACRES <br />FROM RMH-8 TO RS -6 (RZON 93-06-0042) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of January 11, 1994. <br />DESCRIPTION AND CONDITIONS <br />This is a request to rezone approximately 24 acres from RMH-8, <br />Mobile Home Residential District (up to 8 units/acre) to RS -6, <br />Single -Family Residential District"(up to 6 units/acre). Located <br />on the west side of 82nd Avenue, approximately 800 feet north of <br />12th Street, the subject property is owned by Sable Trace of Vero <br />Beach, L.P., a Georgia limited partnership. The applicant intends <br />to develop a single-family residential subdivision on the subject <br />property. <br />The applicant owns adjacent land west and southwest of the subject <br />property and is considering single-family development for this land <br />also. Being unsure of the current market for single-family homes, <br />however, the applicant has chosen to request a zoning change for <br />only the subject property. The subject property has an unusual <br />configuration and an irregular shape because of the location of <br />existing and proposed bodies of water, and planned single-family <br />lots. <br />On August 12, 1993, the Planning and Zoning Commission voted 6-0 to <br />recommend that the Board of County Commissioners approve this <br />request to rezone the subject property to RS -6. <br />Despite the Planning and Zoning Commission's recommendation on this <br />matter, no formal action could be taken on the rezoning until a <br />development order affecting the subject property was amended. This <br />development order is related to a March 27, 1981 Development of <br />Regional Impact (DRI) application for development approval filed by <br />Florida Atlantic Associates with the Indian River County Board of <br />County Commissioners. This application was for a mobile home park <br />development of approximately 317.5 acres, including the 24 acres <br />that comprise the subject property (see attachment 3).
