McCoy, AICP�� <br />Senior Planner, Current tevelopment <br />DATE: February 22, 1994 <br />SUBJECT: Final Plat Approval for Rosewood Court Subdivision <br />SD -91-11-14 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of March 8, 1994. <br />DESCRIPTION AND CONDITIONS: <br />The Rosewood Court Subdivision is a 37 lot subdivision of a 27 acre <br />parcel of land located in the 5300 block of 16th Street, between <br />16th Street and the Main Relief Canal. The subject property is <br />zoned RS -2, Single Family Residential (up to 2 units per acre) and <br />has a land use designation of L-1, Low Density Residential (up to <br />3 units per acre). The density for the subdivision is 1.37 units <br />per acre. <br />On November 14, 1991, the Planning and Zoning Commission granted* <br />preliminary plat approval for the Rosewood Court Subdivision. The <br />developer, Rosewood Court Development Corp., subsequently obtained <br />a land development permit and has completed construction of the <br />subdivision improvements. The developer is now requesting final <br />plat approval and has submitted the following: <br />1. A final plat in conformance with the approved preliminary <br />plat. <br />2. A certificate of completion for required subdivision <br />improvements. <br />3. An executed transfer of responsibility agreement and financial <br />security to guarantee future construction of a sidewalk along <br />the project's 16th Street frontage. <br />4. An Engineers Certified Cost estimate for sidewalk construction <br />costs and for warranty maintenance obligations related to the <br />right turn lane constructed at the project's 16th Street <br />entrance. <br />4 <br />
