The 15.26 <br />acre St. Andrews site is located along the Indian River Lagoon <br />Shoreline, midway between the north and south limits of the Grand <br />Harbor PRD boundaries. The subject property is zoned RM -6, <br />Residential Multi -Family (up to 6 units per acre), and has a land <br />use designation of M-1, Medium Density Residential (up to 8 units <br />per acre). The proposed density for the project is 1.90 units per <br />acre. <br />On November 11, 1993, the Planning and Zoning Commission granted <br />preliminary plat approval for St. Andrews Island, which included a <br />contiguous segment of Harbor Drive. A land development permit has <br />been issued for construction of the required subdivision <br />improvements. The final plat request was submitted with the <br />following documents: <br />1. A plat in conformance with the originally approved preliminary <br />plat; <br />2. An Engineer's Certified Cost Estimate to complete construction <br />of the Required Subdivision Improvements; <br />3. A Contract for Construction of Required Subdivision <br />Improvements; <br />4. A security agreement, acceptable to the County Attorney's <br />Office, to guarantee the submitted Contract for Construction. <br />6 <br />s � � <br />
