EVANS, TRUSTEE, AND OTHERS REQUEST TO REZONE <br />APPROXIMATELY 115 ACRES FROM IL AND A-1 TO CG <br />(RZON 93-11-0129) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of March 22, 1994. <br />DESCRIPTION AND CONDITIONS <br />This is a request to rezone approximately 115 acres from IL, Light <br />Industrial District, and A-1, Agricultural District (up to 1 unit/5 <br />acres) to CG, General Commercial District. Located approximately <br />660 feet south of S.R. 60, on the west side of I-95, the subject <br />property consists of several parcels owned by either Ralph L. <br />Evans, trustee, or Eldon D. Amandus and David O. Remmert. The <br />purpose of this request is to secure the necessary zoning to <br />develop the site with an outlet mall. <br />On January 27, 1994, the Planning and Zoning Commission voted 6-0 <br />to recommend that the Board of County Commissioners approve this <br />request to rezone the subject property to CG. <br />Existina'Land Use Pattern <br />The subject property consists of -vacant land. Approximately 109.5 <br />acres of the site are currently zoned IL, while the remaining 5.5 <br />acres are zoned A-1. A 75 foot wide permanent easement for the <br />Houston, Texas Gas and Oil Corporation crosses the southwest corner <br />of the subject property. Also, an approximately 12.8 acre man-made <br />lake exists on the site. This lake, sometimes referred to as a <br />borrow pit, was originally excavated to provide fill for the <br />construction of I-95. This lake presently drains a large area, <br />including the subject property. <br />North of the subject property, the land is zoned CG and is <br />generally vacant. The exception is a tract containing two <br />nonconforming single-family homes, a billboard, and a radio tower. <br />The land west of the subject property is zoned A-1 and contains <br />citrus groves and the New Hibiscus Airpark. To the south is A-1 <br />zoned land containing groves and vacant, uncleared land zoned RM -6. <br />East of the subject property is I-95. <br />14 <br />
