Future Land Use Pattern <br />The subject property is designated <br />the future land use map. Properties <br />are also designated C/I. Land to <br />Medium -Density Residential -1 on the <br />designation permits residential u <br />units/acre. <br />Environment <br />C/I, Commercial/Industrial on <br />to the north, east, and west <br />the south is designated M-1, <br />future.land use map. The M-1 <br />us with a density up to 8 <br />The subject property is partially on the "Ten Mile Ridge", a <br />geologic formation with permeable soils, which is identified in the <br />county comprehensive plan as a primary recharge area of the <br />surficial groundwater aquifer. As identified on federal flood <br />insurance rate maps, approximately the west quarter of the subject <br />Property is within a 100 -year floodplain. <br />The subject property consists of native upland plant communities <br />and wetland areas. The western portion of the property was <br />historically planted with row crops, but has not been farmed in <br />years. Native upland areas of the property are in the categories <br />of pine flatwoods and "scrubby" flatwoods, with some xeric scrub <br />vegetation (e.g., scrub live oak). Jurisdictional wetlands on the <br />property include areas of wet prairie and forested hardwood wetland <br />(red maple). <br />The Florida Game and Fresh Water Fish Commission (GFWFC) has <br />observed on the subject property signs of Sherman's fox squirrel, <br />which is a State listed "species of special concern". Other rare <br />"listed" species observed or potentially on site include the <br />southeastern American kestrel, Florida pine snake, gopher turtle, <br />gopher frog, Florida mouse, and Florida scrub jay. Rare plants on <br />the subject property (listed by the Florida Department of <br />Agricultural and Consumer Services (FDA)) include the Rein orchid, <br />netted chain fern, and prickly pear cactus. <br />Utilities and Services <br />The site is within the Urban Service Area of the county. Potable <br />water will be provided to the site from the South County Reverse <br />Osmosis Plant, while wastewater will be provided by the West County <br />Wastewater Treatment Plant. Utility lines to the site are <br />presently under construction and scheduled to be completed by the <br />middle of May of this year. <br />Transportation System <br />The property does not currently have access to any county roads. <br />The applicant intends to provide access to the site, via S.R. 60, <br />prior to site development. From I-95 west to the Osceola County <br />line, S.R. 60 is a two-lane paved road with 100 feet of existing <br />public road right-of-way and is classified as a rural principal <br />arterial on the future roadway thoroughfare plan map. This segment <br />of S.R. 60 is programmed for expansion to four lanes and 200 feet <br />of public road right-of-way. <br />The site also abuts I-95 which is classified as a <br />arterial on the future roadway thoroughfare plan <br />four lane paved road with 300 feet of public road <br />95 is not currently programmed for expansion. <br />15 <br />n urban principal <br />map.
