8. Off -Street Parking: Required: 12 spaces (unpaved) <br />Provided: 16 spaces (unpaved) <br />9. Stormwater Management: The stormwater management plan has <br />been reviewed and approved by the public works department. <br />The applicant will need to obtain a Type "B" stormwater <br />management permit prior to site plan release. <br />10. Landscape Plan: The landscape plan is in conformance with <br />Chapter 926 requirements. Since the site is not adjacent to <br />residentially designated property, no special buffers are <br />required, and none are provided. <br />11. Utilities: The site, located several miles outside of the <br />Urban Service Area, will utilize an on-site well and septic <br />system to accommodate water and wastewater needs. These <br />utility provisions have been approved by the County Department <br />of Utility Services and Environmental Health Department. <br />12. Concurrency: The applicant has executed a concurrency <br />acknowledgement form, indicating that it is the applicant's <br />duty to obtain an initial concurrency certificate prior to the <br />issuance of a building permit. Thus, the project's <br />concurrency requirements related to site plan approval have <br />been satisfied. <br />13. Special Exception Criteria: The following special exception <br />criteria apply to retreats and camps: <br />A. A site plan meeting all of the requirements of Chapter <br />914, which shows: <br />1. All building, camping and recreation facilities and <br />areas and distances to all property boundaries; <br />2. Location, width, composition and a cross-section of <br />all buffer areas; <br />3. Location and number of all camping or sleeping <br />areas (maximum number of people accommodated for <br />sleeping in permanent structures); <br />4. Drop-off facilities; and <br />5. A complete description of all planned uses, <br />activities and programs to occur on site and <br />corresponding hours of operation. <br />B. The -:site must be located on a minimum of ten (10) acres <br />of property. <br />C. No building, camping or recreation facility or area may <br />be located closer than forty (40) feet of any property <br />line, or closer than seventy-five (75) feet to any <br />property with a residential land use designation, <br />whichever distance is greater.
