APR 121994 <br />CONCLUSION <br />800K 92 EA.UE ss9 <br />Based on the analysis, staff has determined that the requested land <br />use designation is compatible with surrounding areas, consistent <br />with the comprehensive plan, meets all concurrency criteria, will <br />have no negative impacts on environmental quality, and meets all <br />applicable land use designation amendment criteria. Most <br />importantly, the subject property is located in an area deemed <br />suited for low density residential uses. Finally, this staff <br />report has been modified to address the objections raised in DCA's <br />ORC Report.' 'The data and analysis demonstrate that the proposed <br />amendment will not increase the county's approved residential <br />allocation ratio. For these reasons, staff supports the request to <br />amend the land use designation of the subject property from R to L- <br />1. <br />RECONNENDATION <br />Based on the analysis performed, staff recommends that the Board of <br />County Commissioners approve this request to redesignate the <br />subject property from R to L-1. <br />The Chairman opened the public hearing and asked if anyone <br />wished to be heard in this matter. There being none, he closed the <br />public hearing. <br />ON MOTION by Commissioner Eggert, SECONDED by <br />Commissioner Bird, the Board unanimously adopted <br />Ordinance 94-12 amending the Land Use Element of the <br />Comprehensive Plan by changing the Land Use <br />Designation for +/-159 acres at the northwest corner <br />of CR -510 and 82nd Avenue from R to L-1. <br />78 <br />
