DESCRIPTION AND CONDITIONS: <br />The Sunset Point Subdivision is a 7 lot subdivision of a 4.66 acre <br />parcel of land located on south S.R. A -1-A between River Ridge <br />Subdivision and Shorelands West Subdivision. The subject property <br />is zoned RS -3, Residential Single Family District (up to 3 units <br />per acre) and has a land use designation of L-1, Low -Density 1 (up <br />to 3 units per acre). The density .for the subdivision is 1.44 <br />units per acre. <br />On December 10, 1992, the Planning and Zoning Commission granted <br />preliminary plat approval for the Sunset Point Subdivision. The <br />developer, Jack Krovocheck, subsequently obtained a land <br />development permit and has completed construction of the <br />subdivision improvements. The developer is now requesting final <br />plat approval and has submitted the following: <br />1. A final plat .in conformance with the approved preliminary <br />plat. <br />2. A certificate of completion for all required improvements. <br />ANALYSIS: <br />All required subdivision improvements have been completed by the <br />developer and the developer has obtained a certificate of <br />completion certifying that all required improvements are complete <br />and acceptable. All proposed subdivision improvements are <br />privately dedicated with the exception of the utility system which <br />is separately warranted through the City of Vero Beach Utilities <br />Department. Therefore, no warranty maintenance agreement is <br />required. All requirements of final plat approval are satisfied. <br />RECOMMENDATION: <br />Given the above analysis, staff recommends that the Board of County <br />Commissioners grant final plat approval for Sunset Point <br />Subdivision. <br />ON MOTION by Commissioner Eggert, SECONDED by <br />Commissioner Adams, the Board unanimously granted <br />final plat approval for Sunset Point Subdivision, as <br />recommended by staff. <br />D.
