McCoy, AICP /J�� <br />Senior Planner, Current Development <br />DATE: May 27, 1994 <br />SUBJECT: Final Plat Approval for a Replat of Windso� Blocks 18, <br />19, and 20 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of June 7, 1994. <br />DESCRIPTION AND CONDITIONS9 <br />The replat of Windsor Blocks 18, 19, and 20 involves the <br />subdivision of -a 5.7 acre section of property that is located in <br />the south central portion of the main Windsor Village area (see <br />attachment #2). The replat will re -organize the rights-of-way <br />within the area, add two lots, and expand the tennis tract. The <br />overall number of lots within Windsor will not be increased with <br />the two additional lots, since the density cap of the overall <br />Windsor PRD plan is still in force. The final plat is consistent <br />with the approved preliminary and conceptual PRD plans. <br />On February 24, 1994)the Planning and Zoning Commission granted <br />preliminary PD approval for a replat of blocks 18, 19, and 20. <br />Subsequently, a land development permit was issued. The applicant <br />has decided to "bond -out" for all required subdivision improvements <br />and to proceed with final plat approval. The developer, Windsor <br />Properties, Inc., through its agent Knight, McGuire & Associates, <br />Inc., is now requesting final plat approval and has submitted the <br />following: <br />1. A final plat in conformance with the approved preliminary PRD <br />plat; - <br />2. A certified engineer's cost estimate for the cost of <br />constructing the remaining required improvements; <br />3. A contract for construction of required improvements; and <br />4. A cash deposit and escrow agreement, acceptable to the County <br />Attorney's Office, to guarantee completion of the required <br />improvements. <br />JUN 7 1994 9 Boor 92 F�,U- 554 <br />
