McCoy, AICPd1#\ <br />Senior Planner, Current Development <br />DATE: May 27, 1994 <br />SUBJECT: Indian River County's Request for Site Plan Approval <br />Extension for Sandridge Maintenance Building Improvements <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of June 7, 1994. <br />DESCRIPTION AND CONDITIONS: <br />On May 13, 1993, the Planning and Zoning Commission granted major <br />site plan approval for Sandridge Maintenance Building improvements, <br />which includes -'a large concrete apron around the maintenance <br />building and equipment washdown area. The effective approval date <br />of the project's site plan approval was May 13, 1993 (expiration <br />date: May 13, 1994). <br />Prior to the May 13, 1994 site plan approval expiration date, the <br />project applicant filed a request to extend the site plan approval <br />expiration date. Pursuant to site plan regulations, the request <br />may now be considered by the Board of County Commissioners. <br />ANALYSIS: <br />Although the LDRs have been amended since the time of project <br />review and approval, the members of the Technical Review Committee <br />(TRC) concur that those amendments as might be applied to the <br />subject project are not significant enough to require any revisions <br />or redesign of the project. All TRC staff members have recently <br />approved the applicant's request for site plan extension. <br />As allowed under the provisions of the applicable site plan <br />requirements of the LDRs, the applicant (Indian River County Public <br />Works Department) is requesting a 6 month extension of the site <br />plan approval expiration date. Planning staff recommends that the <br />Board of County Commissioners consider a full 1 year extension to <br />ensure that the full amount of time is allowed with the one time <br />request.
