McCoy, AICP �w 1v\ <br />Senior Planner, Current Development <br />DATE: June 14, 1994 <br />SUBJECT: Final Plat Approval for Copelands Landing West PRD <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of June 21, 1994. <br />DESCRIPTION AND CONDITIONS: <br />Copelands Landing West is a planned residential development (PRD) <br />on a 10 acre parcel of property located on the north side of 73rd <br />Street just east of U.S. 1. With approval of the submitted final <br />plat, the developer will plat the boundary of the subject parcel, <br />create private road rights-of-way necessary to access all <br />buildings, will create 4 individual lots, and will create a future <br />development tract. In the future, the applicant will replat this <br />future development tract into individual lots as shown in the <br />approved preliminary PRD plan. <br />On November 10, 19881 the Planning and Zoning Commission granted <br />preliminary PRD plan approval to plat Copelands Landing West. <br />Subsequently, a land development permit was issued. Since then, <br />the applicant has maintained permits for project construction and <br />has constructed a majority of the required improvements. The <br />applicant now proposes to "bond -out" for the remaining required <br />subdivision improvements, which include drainage modifications, <br />Pavement repairs, and streetlights. The developer, Copelands <br />Landing Inc., through its agent Carter Associates, Inc., is now <br />requesting final plat approval and has submitted the following: <br />2 <br />
