JUN 28 1994 8m W PACE 7'?S <br />Conclusion: <br />Direction from the Board on the issue of declaring the property surplus <br />at the end of the term as opposed to extending the lease would be <br />helpful to the subtenants in their near-term planning for office space. <br />The staff requests a decision from the Board as to whether the lease <br />surrender should be accepted, or, whether the staff should await a <br />default in the rent, attempt to re -rent it for the remainder of the <br />term, and sue for any deficiency at the end of the lease term. <br />Administrator Chandler recommended we attempt to work out an <br />agreement with the subtenants for electrical expenses on the <br />duration of the contract and release the Homeless Coalition. He <br />further advised that staff would investigate using the building for <br />a governmental department or put it up for sale after the lease is <br />up. <br />Henry J. Muller, president of Coalition for the Homeless, <br />thanked the Board for the use of the building for the past 2-1/2 <br />years and listed the work they had done on the building during that <br />time. He explained that the Coalition's new program requires that <br />they house some of their clients for limited time periods and the <br />Old Health Department Building could not be used for that purpose. <br />ON MOTION by Commissioner Macht, SECONDED by <br />Commissioner Adams, the Board unanimously <br />accepted the surrender of the lease for the <br />old Health Department Building as "requested, <br />•; and commended the Coalition for the Homeless <br />for the work done in the building. <br />Staff was directed to look at utilizing the building for <br />governmental purposes or finding the building to be surplus at the <br />end of the leases of the subtenants. <br />32 <br />L <br />
