ANALYSIS: <br />The developer has obtained a land development permit for <br />construction of the subdivision, and the majority of the required <br />subdivision improvements, i.e. roadways and utility services, have <br />been completed by the developer. The developer desires to proceed <br />with recording the subdivision plat and proposes to "bond -out" for <br />construction of the remaining required subdivision improvements <br />pursuant to provisions of land development regulations (LDRs) <br />section 913.10. A certified engineers cost estimate for completion <br />costs of the remaining improvements, i.e. a sidewalk segment, <br />streetlighting, remaining landscaping, has been accepted by the <br />Public Works Department. The developer has submitted a Contract <br />for Construction of required subdivision improvements and posted <br />suitable security, approved by the County Attorney's Office, to <br />guarantee the Contract. The contract is to be executed by.the <br />developer prior to the June 28th Board meeting date. With these <br />documents, the developer has complied with the appropriate <br />requirements to obtain final plat approval. <br />RECOMMENDATION: <br />Based upon the analysis performed, staff recommends that the Board <br />of County Commissioners grant final plat approval for Gracewood <br />Lane Subdivision, authorize the Chairman to execute the Contract <br />for Construction, and accept the posted security to guarantee the <br />Contract for Construction. <br />Deputy County Attorney Collins advised the Board that <br />completed documents had not been received, and he recommended that <br />approval be conditioned on receipt of same. <br />ON MOTION by Commissioner Macht, SECONDED by <br />Commissioner Eggert, the Board unanimously <br />granted final plat approval for Gracewood Lane <br />Subdivision, authorized the Chairman to <br />execute the Contract for Construction, and <br />accepted the posted security to guarantee the <br />Contract for Construction, conditioned upon <br />the receipt of properly executed contract and <br />security, as recommended by staff. <br />CONTRACTS ARE ON FILE <br />E.
