Is Request -for Special Exception <br />Approval to Construct an Expansion to the Club's Golf <br />Course Maintenance Facilities <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of July 5, 1994. <br />BACKGROUND: <br />Knight, McGuire & Associates, Inc., on behalf of The Moorings Club, <br />Inc., has submitted an application for major site plan and special <br />exception use approval to construct a two phase expansion to the <br />Moorings golf maintenance facility located just south of St. <br />Edwards Upper School. There are several existing buildings within <br />the project area which, through this project, will be demolished <br />and replaced by larger buildings. The first phase of the project <br />requires only major site plan approval, rather than special <br />exception approval, since the amount of new building area in Phase <br />1 is less than 10% of the overall club area. The second phase <br />includes a 5,600 square foot cart storage building which will <br />require special exception approval since Phase 2 will exceed 10% of <br />the overall club floor area. <br />At its regularly scheduled meeting of May 26, 1994, the Planning <br />and Zoning Commission granted major site plan approval for Phase I <br />of the maintenance building expansion, approved the major site plan <br />for Phase II subject to special exception use approval by the Board <br />of County Commissioners, and voted unanimously to recommend that <br />the Board of County Commissioners grant approval of the special <br />exception use request for Phase II. <br />The Board of County Commissioners is now to consider the <br />applicant's request for special exception use approval. Pursuant <br />to Section 971.05 of the LDRs, the Board is to consider the <br />appropriateness of the requested use based on the submitted site <br />plan and suitability of the site for that use. The Board may <br />approve, approve with conditions or deny the special exception use. <br />The County may attach any conditions and safeguards necessary to <br />mitigate impacts and to ensure compatibility of the use with the <br />surrounding area. <br />8 <br />
