Keati g, P <br />THRU: Sasan Rohani, AICP <br />Chief, Long -Range Planning <br />FROM: John Wachtel 0 <br />Senior Planner, Long -Range Planning <br />DATE: July 15, 1994 <br />RE: Ralmar Associates, Inc., Request to Rezone Approximately <br />38 acres from A-l.to RS -3 (RZON 94-02-0141) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of July 26, 1994. <br />DESCRIPTION AND CONDITIONS <br />This is a request to rezone approximately 38 acres located on the <br />south side of 4th Street, approximately one quarter of a mile east <br />of 58th Avenue. The request involves rezoning the property, owned <br />by Ralmar Associates, Inc., from A-1, Agricultural District (up to <br />1 unit/5 acres) to RS -31 Single -Family Residential District (up to <br />3 units/acre). The applicant intends to develop the site as a <br />subdivision of single-family residences. <br />Under separate ownership is a fifty foot wide strip of A-1 zoned <br />land which is located between the subject property's eastern border <br />and the current RS -3/A-1 zoning district boundary. The owners of <br />this fifty foot wide strip have been contacted several times by the <br />applicant who has attempted to persuade them to join in the subject <br />rezoning request. The owners of the fifty foot wide strip, <br />however, prefer that the land remain agriculturally zoned. <br />Therefore, granting this request, as submitted, would result in the <br />creation of a fifty foot wide strip of A-1 zoned land along the <br />subject property's entire eastern boundary. This strip would be <br />bordered on three sides by RS -3 zoned land. <br />On June 23, 1994, the Planning and Zoning Commission voted 5-0 to <br />recommend that the Board of County Commissioners approve this <br />request to rezone the subject property to RS -3. <br />Existing Land Use Pattern <br />The subject property, the fifty foot wide strip to the east, and <br />properties to the west and south are zoned A-1. Properties to the <br />north of the subject property and to the east of the fifty foot <br />wide strip are zoned RS -3. <br />Land uses in the area are largely agricultural. East of the <br />subject property, the fifty foot wide strip consists of two rows of <br />26 <br />July 26, 1994 <br />
