R a in , AIC <br />Community Devel went rector <br />THROUGH: Stan Boling AICP <br />Planning Director <br />FROM: Eric Blad 41,X <br />Staff Planner, Current Development <br />DATE: July 26, 1994 <br />SUBJECT: Tabernacle Baptist Church, Inc .'s Request for Special <br />Exception Use Approval To Expand an Existing Place Of <br />Worship [SP-MA-94-08-33/IRC #94050102-003] <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of August 9, 1994. <br />DESCRIPTION AND CONDITIONS: <br />Mosby and Associates, Inc., on behalf of Tabernacle Baptist Church, <br />Inc.. has submitted an application for major site plan approval and <br />special exception use approval to enlarge the existing place of <br />worship and to construct a parsonage on the subject site. The <br />subject site is located at 51 Old Dixie Highway, on the west side <br />of Old Dixie Highway between lot Street S.W. and the South Relief <br />Canal. Since the site is located within an RS -6 zoning district, <br />special exception use approval must be granted by the county for <br />the expansion of the existing church facilities and the proposed <br />parsonage. <br />At its regular meeting of July 14, 1994, the Planning and Zoning <br />Commission voted 5-0 to approve the major site plan subject to <br />Board of County Commissioners' approval of the special exception <br />use request, and to recommend that the Board of County <br />Commissioners approve the special exception use request with the <br />conditions listed at the end of this report. <br />The Board of County Commissioners is now to consider the <br />application for special exception use and grant approval, approval <br />with conditions, or deny the requested special exception use. <br />Pursuant to section 971.05 of the land development regulations <br />(LDRs), the Board of County Commissioners is to consider the <br />appropriateness of the request for the subject site and the <br />surrounding area. The county may attach any conditions and <br />safeguards necessary to mitigate impacts and to ensure <br />compatibility of the use to the surrounding area._ <br />ANALYSIS: <br />1.
