Kea in IC <br />Community Develop Lt rector <br />THRU:a <br />Sawn Rohani, AICDs, " <br />Chief, Long -Range Planning <br />FROM: John Wachtel/�v) <br />Senior Planner, Long -Range Planning <br />DATE: August 26, 1994 - <br />RE: DAVID GUNTER AND OTHERS REQUEST TO REZONE APPROXIMATELY <br />30.55 ACRES FROM A-1 TO IG (RZON 94-05-0136) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of September 6, 1994. <br />DESCRIPTION AND CONDITIONS <br />This is a request to rezone the southern 30.55 acres of an <br />approximately 40 acre parcel from A-1, Agricultural District (up to <br />1 unit/5 acres) to IG, General Industrial District. The northern <br />9.45 acres of the 40 acre.parcel are currently zoned IG. Running <br />from Oslo Road (9th Street, S.W.), south to 13th Street, S.W., the <br />40 acre parcel is approximately one-half of a mile west of 74th <br />Avenue. The subject property is owned by David Edward Gunter, <br />Alice J. Gunter, Leonard Stawara, and Sandra Stawara. The purpose <br />of this request is to secure the necessary zoning to develop the <br />site with industrial uses. <br />On July 14, 1994, the Planning and Zoning Commission voted 5-0 to <br />recommend that the Board. of County Commissioners approve this <br />request to rezone the subject property to IG. <br />Existing Land Use Pattern <br />The subject property, zoned A-1, consists almost entirely of citrus <br />groves. The county landfill, also zoned A-1, abuts the subject <br />property on the south. West of the site, adjacent land is zoned A- <br />1 and is used for a citrus grove and a tree farm. A vacant field, <br />zoned IG, abuts the site's northern boundary. East of the site, on <br />IG zoned land, is a large tract of land consisting of a pump <br />assembly, testing plant, and wooded areas. <br />Future Land Use Pattern <br />The subject property, and properties to the north, east, and west <br />are designated-C/I, Commercial/Industrial on the future land use <br />map. Land to the south is -designated PUB,. Public Facilities, on <br />34 <br />September 6, 1994 <br />
