Page 3 of 23 <br /> I <br /> (c) RENTAL DURING INITIAL TERM. Counties, for the benefit <br /> of Examiner, in consideration of this Agreement and of the <br /> covenants and Agreement made herein rents said premises for said <br /> • term and does hereby promise to pay to IRCC as rental for said <br /> premises, the sum of one and 0/100 dollars ($1.00) per year, <br /> payable in advance on the 1st day of October each sucessive year. <br /> (d) CONDITION AND USE OF PREMISES; EOUIPMENT. The Counties <br /> and Examiner accept the equipment identified in Exhibit "B" in <br /> its present condition. After the renovations identified in <br /> Exhibit "C" are completed, the Counties and the Examiner agree to <br /> keep said premises in a good, clean condition; make no <br /> alterations or additions to same without the consent of IRCC <br /> which consent shall not be unreasonably withheld; permit no waste <br /> thereon; and to obey all laws and ordinances affecting said <br /> premises. Examiner and Counties further agree to use the <br /> premises for the performance of autopsies, examinations, and <br /> other investigations as deemed necessary by the Examiner and for <br /> no other purposes. It is specifically agreed that Examiner shall <br /> not use the premises for any personal or private use; the <br /> premises to be used solely for Medical Examiner services. In the <br /> event it becomes necessary to provide additional major equipment <br /> for the Morgue and if agreed by Counties, same shall be provided <br /> by Counties. Any equipment purchased with monies budgeted by the <br /> Counties shall become the property of the Office of the Medical <br /> Examiner and shall be properly tagged. All existing equipment in <br /> the Morgue, as set out in Exhibit "B", shall become the property <br /> of the Office of the Medical Examiner and shall be properly <br /> tagged. <br /> (e) RENOVATIONS; PURCHASE OF INCINERATOR. IRCC agrees to <br /> perform the renovations listed in Exhibit "C" for the use and <br /> benefit of the Medical Examiner in operating the morgue. The <br /> total contribution of IRCC to the renovations listed in Exhibit <br /> "C" shall not exceed eighty thousand and 00/100 ($80,000) <br /> dollars.
