L.P.Is Request for Special <br />Exception Use Approval to Construct an Adult Congregate <br />Living Facility.(ACLF) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of November 1, 1994. <br />DESCRIPTION & CONDITIONS: <br />Carter Associates, Inc. has submitted an application for concurrent <br />special exception use and major site plan approval on behalf of <br />National Health Corp. L.P. to construct an adult congregate living <br />facility (ACLF) for the elderly. ;The applicant is requesting - <br />approval to construct the 168 unit (216 bed) facility in two <br />phases, with 84 units (108 beds) in each phase. Recently, the <br />subject property was rezoned from RS -6 to RM -8; the RM -8 district <br />allows ACLFs, such as the one proposed, as a special exception use. <br />The subject property is located approximately 1,000' north of 37th <br />Street on the west side of Indian River Boulevard (see attachment <br />#2) . - <br />Pursuant to Section 971.05 of the LDRs, the Board of County <br />Commissioners is to consider the appropriateness of the requested <br />use based on the submitted site plan and suitability of the site <br />for that use. The Board may approve, approve with conditions or <br />deny the special exception use request. The County may attach any <br />conditions and safeguards necessary to mitigate impacts and to <br />ensure compatibility of the use with the surrounding area. <br />At its October 13, 1994 meeting, the Planning and Zoning Commission <br />voted unanimously to recommend that the Board of County <br />Commissioners approve - the special exception use request, and <br />approved the major site plan application with conditions and <br />subject to Board of County Commissioners approval of the special <br />exception use request. Thus, if the Board approves the special <br />exception. use request, the conditional major site plan approval - <br />will become effective.- <br />ffective.- <br />ANALYSIS-.--- <br />ANALYSIS: <br />1. <br />1.
