McCoy, AICP <br />Senior Planner, Cu �et Development <br />DATE: October 31, 1994 <br />SUBJECT: Final Plat Approval for Oak Point Subdivision <br />SD -93-09-08 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of November 8, 1994. <br />DEVELOPMENT AND LOCATION: <br />Oak Point Subdivision is a 9 lot subdivision of an 8 acre parcel <br />located on the north side of 37th Street just west of Indian River <br />Boulevard. The subject property is -zoned OCR (Office, Commercial, <br />Residential District) and has a C/I (Commercial/ Industrial) land <br />use designation. The proposed subdivision will be developed with <br />medical offices and other types of uses allowed in the OCR <br />district. <br />At its regular meeting of January 13, 1994, the Planning and Zoning <br />Commission granted preliminary plat approval for the subdivision. <br />Subsequently, a land development permit was issued, and the <br />developer commenced construction of the required improvements. The <br />owner, Oak'Point Corporation, is now requesting final plat approval <br />and has submitted the following: <br />1. A final plat in conformance with the preliminary plat. <br />2. A cost estimate for the remaining required subdivision <br />improvements. <br />3. A contract for construction for the remaining required <br />subdivision improvements. <br />4. A letter of credit to guarantee the construction. <br />ANALYSIS: <br />At this time, a majority of the required subdivision improvements <br />has been completed. Uncompleted improvements include sidewalks, <br />some drainage improvements and paving, and wetlands mitigation <br />work. A contract for—construction of the remaining required <br />improvements along with a letter of credit to secure the contract <br />s <br />- November 8, 1994 <br />
