WABASSO CORRIDOR PLAN <br />NOW <br />• Buildina Setbacks. Many buildings and parking lots in Wabasso <br />are located close to the road right-of-way. That situation <br />limits the amount of planting that can occur and generally <br />results in an unattractive overabundance of pavement. <br />• Signs_ Most signs in Wabasso are mounted on one or two poles <br />up to 35 feet high. Signs may be within S feet of the public <br />road right-of-way. <br />• Architecture. Indian River County does not enforce any <br />ara tectutheme regulations. Currently, buildings in <br />Wabasso represent a mix of architectural styles. <br />• Landsca in .. Most. developed property in Wabasso meets only <br />tfie minimum county landscaping requirement of 1 tree for every <br />30 feet of road frontage and some shrubbery. <br />• _Rights-Of�-N. Medians are unsightly, unplanted and poorly <br />dam ni ed. Public works staff stated that there are some <br />right-of-way width and acquisition constraints that will need <br />to be addressed to accommodate future road widening projects. <br />• Land Uses. Vehicle sales, flea markets, outdoor storage, and <br />Industrial uses are presently permitted uses within much of <br />Mabasso. For this reason, the potential for compatibility <br />problems, especially with the nearby residential areas is <br />high. <br />• Liahtina. Roads in Wabasso have little or no lighting. <br />• Maintenance. Several buildings are dilapidated or poorly <br />maintain These buildings are characterized by unkempt <br />vegetation, broken windows, and other signs of deterioration. <br />• Wal In /Fences /Berms Screenin . Other than chain link fences, <br />which are often considered unattractive, there is little <br />screening of development from adjacent roadways. <br />• Lot Size.
