r <br />f, <br />WABASSO CORRIDOR PLAN <br />MM <br />OPPORTUNITIES <br />Despite the concerns expressed in various workshops, there is a <br />great opportunity to favorably effect future development in the <br />corridor. Because extensive development has not occurred in <br />Wabesso, the opportunity exists to wake effective changes and <br />enhance the entire area. This will involve both government and <br />private landowners. <br />• Public Sector Opportunities <br />Public infrastructure can have a positive or a negative effect on <br />the appearance and desirability of` an area. For that reason, <br />government has the opportunity to improve an area as infrestructure <br />Is installed, expended or replaced. <br />For this plan, infrastructure refers to roadways, sidewalks, <br />bikepaths, and publicly maintained drainage system*. In Wabasso, <br />Infrastructure is the responsibility of county and state <br />government. With respect to roadways, the state is responsible for <br />US 1, while the county is responsible for CR 510. <br />The public sector has an opportunity to enhance an area through <br />both the function and appearance of infrastructure. Public <br />services that provide an adequate level of service increase the <br />desirability of an area. Rights-of-way that are planted and well <br />maintained enhance the appearance of an area. <br />In Wabasso, the CR 510 Causeway Perk is an important public amenity <br />In the corridor. A well maintained park with adequate facilities <br />such an parking and picnic tables will complement other <br />Improvements in the corridor. Similarly, commercial activities in <br />the park can affect the corridor. <br />e Private Sector Opportunities <br />Figures iZ and 13 show that there is a significant amount of vacant <br />or agricultural land within the corridor. Additionally, much of <br />the existing development in the area is older and soon will be in <br />need of redevelopment. These circumstances provide an opportunity <br />to ensure that both new development and redevelopment in the <br />planning area are attractive and of high quality. Accordingly, <br />there is an opportunity to ensure that new development and <br />redevelopment is well designed, buffered, and landscaped. <br />INDIAN RIVER COUNTY PAGE 9 <br />
