Reatin , A <br />Community DevelopmenvDirector <br />THROUGH: Stan BolinICP <br />Planning Director <br />FROM: Eric Blad ie�,% <br />Staff Planner, Current Development <br />DATE: December 14, 1994 <br />SUBJECT: Bent Pine Golf Club Request for Special Exception Use <br />Approval and Minor Site Plan Approval to Expand an <br />Existing Special Exception Use [SP-MI-94-12-55/IRC <br />#94090147-001] <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of January 10, 1995. <br />DESCRIPTION AND CONDITIONS: <br />Todd Smith, P.E., on behalf of Bent Pine Golf Club, has submitted <br />an application for minor site plan and special exception use <br />approval to expand the maintenance facilities serving the Bent Pine <br />Golf Club. The subject site is located at 5390 61st Street, in the <br />northwest corner of the overall Bent Pine site. Because the site <br />is located within an RM -4 zoning district and proposed expansion <br />exceeds 10% of existing building area, special exception use <br />approval must be granted by the county for the proposed expansion. <br />The aforementioned request was accompanied bya concurrent request <br />for minor site plan approval which has since been approved by the <br />Technical Review Committee (TRC), subject to approval of the the <br />special exception use request. At its December 8, 1994 meeting, <br />the Planning and Zoning Commission voted 6-0 to recommend that the <br />Board of County Commissioners grant approval of the requested <br />special exception use. Pursuant to section 971.05 of the LDRs, the <br />Board of County Commissioners is now to consider the <br />appropriateness of the requested use for the subject site and <br />surrounding area. The Board may approve, approve with conditions, <br />or deny the special exception use request. The County may attach <br />any conditions and safeguards necessary to mitigate impacts and to <br />ensure compatibility of the expanded use with the surrounding area. <br />ANALYSIS: <br />1.
