McCoy, AICP Iott\ <br />Senior Planner, Current Development <br />DATE: December 19, 1994 <br />SUBJECT: Charles & Gail Godwin's Request for PD Special Exception <br />Use Approval for an Agricultural PD to be Known as Shady <br />Oaks Farm <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners'at its regular <br />meeting of January 10, 1995. <br />DESCRIPTION AND CONDITIONS: <br />Carter Associates, Inc. has submitted an application for PD <br />(planned development) special exception use and preliminary PD plan <br />approval on behalf of Charles and Gail Godwin to create three 10 <br />acre tracts in an agriculturally designated area. The.existing 30 <br />acres is located on the north side of 17th Street S.W., halfway <br />between 43rd Avenue and 58th Avenue. In the past, the property was <br />used for groves and is currently unimproved. The subject property <br />is zoned A-1, Agricultural (up to 1 unit per 5 acres) and has a <br />land use designation of AG -1, Agricultural (up to 1 unit per 5 <br />acres). The proposed 3 tract residential development is allowed in <br />the AG -1 area subject to special agricultural PD provisions <br />contained in LDR sections 911.06(4) and 911.14(2) [see attachment <br />#4]. <br />As a PD project, the process involved in review and approval of <br />this proposal is as follows: <br />Approval Needed Reviewing Body <br />1. Conceptual Plan/Special Exception PZC & BCC <br />2. Preliminary PD Plan/Plat PZC <br />3. Land Development Permits or Waiver Staff <br />4. Final PD Plat BCC <br />Since the proposed development will require only minor <br />construction, the applicant will be seeking a land development <br />permit waiver from the Public Works Department, as allowed by -the <br />LDRs. If granted, the applicant will then proceed to final plat - <br />12 P00K 94 rnv 57 <br />January 10, 1995 <br />
