Re tin AIC <br />Community Deve op nt Wrector <br />THROUGH: Stan Boling, AICD <br />Planning Director <br />FROM: Eric Blad .04C1 <br />Staff Planner, Current Development <br />DATE: January 17, 1995 <br />SUBJECT: M & W Pump Corp.'s Request For Site Plan Extension: Test <br />Tank and Staging Area at the Existing M & W Pump, Corp. <br />Manufacturing Facility [SP-MA-94-04-11/IRC #94010068-0011 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of February 7, 1995. <br />DESCRIPTION AND CONDITIONS: <br />On February 24, 1994, the Planning and Zoning Commission granted <br />major site plan approval (with conditions) to construct a test tank <br />and staging area at M & W Pump's existing manufacturing facility <br />located at 7775 9th Street S.W. The current expiration date of the <br />site plan approval is February 24, 1995. <br />The project applicant has filed a request to extend the site plan <br />approval expiration date. Pursuant to site plan regulations, the <br />request may now be considered by the Board of County Commissioners. <br />ANALYSIS: <br />Although the LDRs have been amended since the time of project <br />review and approval, the members of the Technical Review Committee <br />(TRC) concur that subsequent amendments as applied to the subject <br />project are not significant enough to require any revisions or <br />redesign of the project. All TRC staff members have recently <br />approved the applicant's request for site plan extension. <br />As allowed under provisions of the LDRs, the M & W Pump Corp. is <br />requesting a full one year extension of the site plan approval <br />expiration date. Pursuant to Chapter 914 of the LDRs, the Board of <br />County Commissioners may deny, approve, or approve with additional <br />conditions the requested site plan extension: Staff has no <br />objections to the Board granting the request since the previously <br />approved site plan substantially conforms to existing LDR <br />requirements. <br />RECOMMENDATION: <br />Staff recommends that the Board of County Commissioners approve the <br />M & W Pump Corp. request for a one year extension of the <br />conditional site plan approval, with all original site plan <br />approval conditions to remain in effect. The new site plan <br />approval expiration date will be February 24, 1996. <br />FEBRUARY 7, 1995 6 <br />
