McCoy, AICPWr`� <br />Senior Planner, Current Development <br />DATE: January 26, 1995 <br />SUBJECT: Indian River County Department of Utility Services' <br />Request for Special Exception Use Approval to Expand the <br />Ixora Park Warehouse <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of February 7, 1995. <br />DESCRIPTION & CONDITIONS: <br />The Indian River County Department of Utility Services has <br />submitted an application for administrative approval and special <br />exception use approval to expand the existing Ixora Park utilities <br />warehouse facility. The subject property is located at 180 27th <br />Avenue S.W. and is zoned RS -6. The warehouse facility is <br />considered a limited utility use which requires special exception <br />use approval in the RS -6 zoning district. Pursuant to section 971, <br />special exception use approval is required to expand such a use by <br />more than 10%. The Department of Utility Services proposes to <br />double the size of the warehouse from 3,600 square feet to 7,200 <br />square feet; therefore, the proposed expansion requires special <br />exception approval. The community development director has <br />approved the administrative approval site plan pending action by <br />the Board of County Commissioners to approve the special exception <br />use request. <br />The Board of County Commissioners is now to consider the <br />applicant's request for special exception use. Pursuant to Section <br />971.05 of the LDRs, the Board of County Commissioners is to <br />consider the appropriateness of the requested use based on the <br />submitted site plan and suitability of the site for that use. The <br />Board may approve, approve with conditions or deny the special <br />exception use. The County may attach any conditions and safeguards <br />necessary to mitigate impacts and to ensure compatibility of the <br />use with the surrounding area. <br />At its January 12, 1995 meeting,the Planning and Zoning Commission <br />voted unanimously (5-0) to recommend that the Board approve the <br />special exception use request. <br />FEBRUARY 7, 1995 56 a e � <br />boa 4 F't. -4L 4, 1 J <br />
